What to Expect From Your Inspection

Roof
The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.
Exterior
This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.
HVAC
We will inspect the heating, ventilation, and air conditioning systems for proper installation and function. This includes checking furnaces, air conditioners, ductwork, filters, and thermostats to ensure efficient operation and indoor comfort year-round.
Plumbing
We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and water shut-off valves. We will also check for leaks, corrosion, and other visible defects.
Electrical Systems
We will visually inspect both interior and exterior electrical systems, including service drops, grounding, outlets, panels, meters, circuit breakers, and ensure compliance with current safety standards.
Appliances
We will thoroughly inspect all major household appliances, including stoves, ovens, refrigerators, dishwashers, built-in microwaves, and laundry machines. Our inspection will cover the functionality, safety, and proper installation of each appliance, ensuring they operate efficiently and comply with current standards.
Interior
We will check doors and windows for proper sealing and drafts, signs of mold or water damage, and more. We will also check the condition of all interior spaces.
Foundations, Basements and Crawl Spaces
We will examine the foundation, crawlspaces and basements to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.
Attic, Ventilation & Insulation
We will carefully inspect the attic space, assessing the condition of insulation, ventilation, and any structural components. Our inspection includes evaluating the type and adequacy of insulation, the effectiveness of ventilation systems, and checking for any signs of moisture, pests, or damage that could impact energy efficiency or structural integrity.
